Q: Do I need council approval?
A: Only if you are building to close to your boundary, otherwise all building approvals are done by a private certifier. We have worked with Kai Simmons of Townsville Building Approvals for many years and highly recommend him.
Q: So how close to my boundary can I build?
A: 6m from the front boundary, 1.5 on the sides between neighbours, corner blocks are 6m front and road side. If you wish to build closer to the boundary’s you will need to apply for relaxation from the council.
Q: Do I need a set of plans for the work I want done?
A: Any works that are structural and need certification will need drawing done. We have been using a building designer by the name of Noel Steele for many years
Q: Do I need to chase up my own tradesman?
A: Not at all we have a good relationship with all our subcontractors we use and trust with the same high standards that we expect from ourselves.
Q: What building materials do you use?
A: We always use top notch materials the same materials that we would use in our own homes. All steel work is duragalv unless specified to be hot dipped. All our timber frame we use is to minimum of h2 treated. All external and internal beading is also treated. Every material we use and build is done to the Australian Building Standards, from a new set of stairs to new extension.
Q: Do we need to have a contract on the works we are enquiring about?
A: Any works to be done that total $3300 inc. GST or more must have QBCC Insurance with a contract signed between Gaspen being the builders and yourselves the client
